Smart Inspection
A home inspection is a visual inspection of the readily accessible systems and components of homes. This includes installed systems and components physically attached to the structure of the home.
The final report of a home inspection includes the systems and components of the home that, in the professional opinion of the inspector, are significantly deficient or are near the end of their useful service lives. The report also includes the reason why the system or component is deficient, and the inspectors recommendations to correct or monitor the deficiency.
Inspectors are hired by the homeowner or prospective homeowner to conduct the inspection. Therefore, any systems or components the client does not want tested or included in the report are excluded at their direction.
A home inspection is not considered “technically exhaustive.” This means that the inspector does not operate, test or visually inspect all components of a home. The inspector does not disassemble anything or inspect the insides of walls and ceilings. If appliances have multiple settings only the least intrusive setting is tested for a cycle.
